Rent is due on the 1st of each month. For the move-in month, rent will be due on the day of move-in and prorated accordingly.
This lease is for a fixed term of 12 months. Tenant may request early termination by providing at least 60 days' written notice and payment of a lease termination fee equal to one month's rent. Rent remains due through the 60-day notice period. The lease termination fee does not relieve Tenant of responsibility for any damages beyond normal wear and tear.
Utilities are the responsibility of the Tenant unless otherwise specified in the lease agreement. The property is equipped with a solar energy system. Tenant is responsible for establishing and maintaining utility service in Tenant's name. Any utility credits, charges, or adjustments associated with the utility account during the lease term shall belong to the account holder.
Landscaping service is included. Routine maintenance responsibilities are described below.
Pets permitted, up to a maximum of 2.
Maximum occupancy and guest limits must comply with local health and safety regulations. No more than 10 guests at the property at any time. No parties permitted.
Applicant must provide references. Income is subject to verification. Approval is contingent upon completion of standard background screening.
Tenant is required to sign a lease agreement and house rules agreement.
Landlord is responsible for normal wear and tear and routine maintenance of major systems and appliances. Tenant is responsible for routine upkeep, including replacement of light bulbs, HVAC filters (every 90 days), smoke detector batteries, minor drain clogs, and general cleanliness. Tenant agrees to promptly notify Landlord of any maintenance issues. Any damage, destruction, or appliance/system failure caused by misuse, neglect, or improper use will be charged to Tenant and may be deducted from the security deposit at final inspection.
