The home is equipped with a Culligan water softener system, including a reverse osmosis system for drinking water at the kitchen sink. The great room is an open concept with a large 6 person dining table and breakfast bar. The french door entry to the den is open and airy. The Master bedroom has a brand new king size mattress and a spacious ensuite bathroom with two large closets, a walk-in shower and a lovely soaking tub. Enjoy morning coffee or evening dinners outside on a screened lanai with a ceiling fan, gas grill and patio table with comfortable chairs overlooking a peaceful, private natural preserve view.

Downtown Wellen Park is waiting for you! There is so much to see and do. Shops and restaurants, a magnificent 80-acre lake with pedestrian paths and a fishing pier. Peaceful landscaped areas shaded with canopy trees and seating. Cool Today Park is the spring training home of the Atlanta Braves and is located in Wellen Park. Live the good life and enjoy the amazing places that are a short distance from Gran Paradiso. There are 5 breathtaking beaches, the Legacy Trail, Punta Gorta, Boca Grand, Palm Island and Englewood, all within 1/2 hour from your home away from home!

We have a no smoking and no pet policy. The unit has brand new mattresses in both bedrooms purchased in the summer of 2023.

Owner pays for all utilities except you are given a $150 per month maximum for Electricity which shouldn't be a problem under normal temperature settings. The rental structure is as follows with a 30 night minimum stay per the community:

May to August $3,000 per month
Sept to November $3,500 per month
December $4,500 per month
January to March 2025 is currently unavailable
April $5,000 per month

Rental Application Fee is $500 starting 6/1/23. The tenant is responsible for this fee.

Community Access Cards $20 each upon check-in (cash or check only)

    "The EastGate neighborhood is a hidden gem. There are a number of nice, older homes on good-sized lots, with many being upgraded with every new owner or already renovated. There are also many future opportunities as you look around. It's a perfect location between historic downtown Venice on the Island, and east to I-75 and the new areas being built out there. There's a Publix a block over and Venice Avenue isn't as busy as Route 41. Even with all the growth and new development, this part of Venice remains low-key and very pleasant. The homes here are a good value for the money and worth either buying and renovating, or buying an upgraded one. One of the best areas in the city that is not on the island, and my family has been here since the early 90s."
