The house opens up through French doors to a lawn area and palapa with outdoor kitchen. There is a detached garage, along with outbuildings, and plenty of room for horse trailers, RV's, and boat trailers. All vehicles/trailers must be in working order.

The fully-fenced ranch has a partially-enclosed 5-stall horse barn with tack room, feed room, covered wash rack with concrete pad and wash sink, plus a sloped pasture and round pen. You can also board horses in the unused stalls and create your own income! The Santa Margarita River Preserve is just 3 minutes away with renowned trails for horseback riding, hiking, or mountain biking. Additional farm animals must be approved in advanced. For gardeners, there is a large, organic garden area with greenhouse, garden shed, plus fruit trees.

The property is on county water and a septic system. Washer, dryer, stove, dishwasher, and fridge are included. Renter's insurance is required.

Lease terms are negotiable. Our preference is a 8- or 12-month starting lease with month-to-month after and a 2-month notice period. Renter's insurance is required. No smoking inside the house or barn. Renter is responsible for gas. Occasionally the homeowners will be at the ranch (with advanced coordination with you) to continue improvements to the property. Outdoor cats are okay. Total of two dogs, but can be negotiated.
