About this House

Total Remodel Completed Dec 2106, cul-de-sac lot with long term families as neighbors. Big yard with pool, newer asphalt roof & roof air ducting, 8-year old 5-Ton Trane A/C with gas heat. Beautiful new white cabinets & quartz counter-tops throughout, marble tile in the bathrooms and fireplace. Main floors - new 100% waterproof wood-look flooring, newer carpet in master and small bedroom. New Stainless Steel Appliances, nice fixtures and ceiling fans, new gas water-heater, new cedar fence & gates. New electrical panel. My previous tenant was there 5+ years. It really has been a great neighborhood with a rural feel and central location. It's been a great rental property for 18 years, I plan to keep it for a very long time. Scott

Tenant pays SRP power, water & gas. Landlord maintains the yard & Trees twice a month. Tenant must accept the irrigation water and open the flood valves when SRP delivers water per the bi-monthly schedule. Landlord pays for pool service but tenant must accommodate the weekly schedule and help keep the pool clean. The pool guy comes 1 to 2 times per week.

    "There are a few hiking spots close by, there is a nice running trail that runs alongside the canal and Camelback Rd. Southwest Human Development makes its home here supporting early childhood for much of Maricopa County. There’s no shortage of businesses around here. This area borders the more well to do Arcadia and Biltmore neighborhoods as well as the more decidedly homeless and drugee scene that runs South of Thomas Rd. It’s a typical Phoenix neighborhood otherwise."

    "traffic is heavy here at certain times of the day. 2pm to 6pm very busy. try not to go anywhere unless you have to. use glenrosa to 24th St to get on Indian school road. also take the same way back. alot easier that way."

    "Dogs are everywhere and most people are good dog owners. Every once in a while, someone will have their dog off leash that is not well-trained enough. But it’s rare. Also, at times there are coyotes about. Most of the time they run. Away from people, but I imagine owners with small dogs might feel a bit nervous to see one. "
