Second bathroom is off the living room, serving the front bedrooms and any guests.

Covered front porch is north-facing (always shaded), and great for people watching or enjoying a thunderstorm. Fully fenced yard with manual gate opening onto E Cesar Chavez. Paved area provides off-street parking for three cars (one covered), and possibly a fourth inside the garage - garage is fairly short. A small car fits fine, but with anything larger the door won't close. Garage is great for storage and workshop uses, or could be improved to better meet the needs of a proposed mixed-use tenancy.

Tenant responsible for utilities and maintenance of the yard. Landlord supplies and replaces Aprilaire HVAC filters twice a year (up in the attic).
