(2. We do not rent to anyone who has been evicted within the past 10 years.
(3. If you owe a current or previous landlord money, for any reason, you will not be qualified. We understand that sometimes people have a roommate or family member that caused damage or didn't pay their share of the rent, but if unpaid balances to landlords show up on your background check, you will not be qualified.
(4. We don't usually consider student loans, and we NEVER consider medical debt as a negative. This means we don't usually disqualify applicants for having either of those types of debt.
(5. Other types of debt or delinquencies will be considered on a case-by-case basis. We are usually only concerned with delinquent, charged off & collections debt.
(6. Criminal background will be considered on a case-by-case basis. If you have something on your criminal record, it's best to ask us about it prior to applying.
(7. Applicants who are not well qualified may still be approved with an additional refundable high-risk deposit or with other stipulations within legal parameters.
(8. Smoking inside the unit is prohibited but vaping is permitted.
