LEASE TERMS
Lease Duration
The lease term shall be no less than 12 months. The lease shall commence immediately upon Tenant's move-in, and rent for the first month will be prorated based on the move-in date. Thereafter, monthly rent is due on or before the 1st day of each month.
Monthly Rent
Tenant agrees to pay a monthly rent of $1600, due on or before the 1st day of each calendar month. Late payments will incur a $20 daily late fee starting from the first day after the due date. If payment is more than 7 days late, it shall constitute a breach of this lease.
Security Deposit
Tenant shall pay a security deposit of $2000 + last month + upon execution of this Lease. The deposit will be used for cleaning and restoring the property to the condition it was received, as well as for damages, unpaid rent, or other charges as permitted by Florida law. In the event damages exceed the amount of the security deposit, Tenant agrees to pay the balance in full within [6] days of receiving written notice from Landlord.
Utilities
The Landlord shall not be responsible for any utilities, pest control, lawn care, or related services. All such expenses shall be the sole responsibility of the Tenant.
Occupancy Limits
The premises shall be occupied only by [List names]. Guests may not stay for more than 7 consecutive days without prior written approval from the Landlord.
Maintenance and Repairs
Tenant shall maintain the premises in a clean, safe, and sanitary condition. Any damages caused by the Tenant or Tenant's guests shall be repaired at Tenant's sole expense. Tenant shall promptly notify Landlord of any needed repairs.
Lawn maintenance will be the tenant's responsibility for the entire lease term. Repairs costing up to $100 will be the tenant's responsibility, and any amount exceeding that will be paid by the landlord.
Alterations and Improvements
No alterations, additions, or improvements shall be made without written consent of the Landlord.
Use of Premises
The property shall be used exclusively for residential purposes. No commercial operations, illegal activities, or hazardous materials are permitted.
Pets
Pets are not allowed on the premises under any circumstances.
Subleasing and Assignment
Subleasing, assignment, or transfer of lease interest is prohibited without written consent of the Landlord.
Right of Entry
Landlord may enter the premises with at least 24 hours' notice for inspections, maintenance, or showing to prospective tenants/buyers, except in emergencies where immediate access is required.
Renewal and Termination
Tenant shall provide 60 days written notice prior to lease expiration to renew or terminate the lease. If Tenant remains in possession without a new lease, tenancy will convert to a month-to-month basis under the same terms unless otherwise agreed.
Default
If payment is more than 3 days late, Tenant shall be considered in breach of this lease and subject to a $20 daily late fee until payment is made in full. Landlord may initiate eviction proceedings, and all eviction-related costs shall be the responsibility of the Tenant. Tenant acknowledges and agrees to pay all such costs in full.
At the end of the lease, Tenant must return the property completely clean and free of all personal belongings and/or debris. Removal of any remaining items left by Tenant will result in a $1,000 removal fee, payable immediately.
Governing Law
This Lease is governed by the laws of the State of Florida.
