NOTABLE FEATURES:

There is street parking with no permit required. I always find a place to park within 1 - 2 houses from the front door.

This home is a duplex, so you share one wall with the neighbors. However, you have your own private back yard that is separated by a fence with the neighbor duplex. The home is like a brownstone if you know NYC, but just one building with two "brownstones" sharing a wall. You have ample windows on three sides of your home.

The neighborhood is quiet and safe but also lively with young professionals and families out walking all the time.

You also share the private backyard with a basement studio renter, unless you choose to rent the basement studio as well.

This is a warm, artistic, and elegant space that offers you a feeling of beauty and peace.

A couple things to note in case they are not your preference:

* Animals considered on a case-by-case basis. Additional pet deposit required, if approved.

* No candles or fire.

* I prefer renters who take off their shoes when entering home.

Energy bill is currently around $100 in summer, and up to $250 in coldest winter month when huge winter storm event occurs.
Applicant has the right to provide the landlord with a Portable Tenant Screening Report (PTSR), as defined in §38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the landlord with a PTSR, the landlord is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the landlord to access or use the PTSR. The landlord may limit acceptance of PTSRs to those that are not more than 30 days old. Confirm PTSR requirements directly with the landlord.
