City ordinances for this zoning do not allow more than 4 unrelated individuals to rent this property. Most homes in residential zoning do not allow more than 4 unrelated to live there.

The city does inspections and will enforce this code and so we cannot let more than 3 unrelated people move into a place with zoning that doesn't allow that.

No AirBnB or renting out rooms or other similar subletting

Tenants are not allowed to use the property as an AirBnB and cannot sub-rent out rooms or some or all of the space in any way.

Number of Pets Allowed by Landlord

Our pet policy for most properties is that 1 pet is possible if the tenant has a credit score of 700 or more. Tenants are required to immediately pay an additional $300 pet deposit and additional $25 per month per pet rent.

Minimum Credit Score for All Applicants

Good credit required. Our minimum TransUnion credit score is 650 no matter the source of income of the applicants. A property is a large asset for the property owner and so due diligence must be done to be sure those who move into the property have a responsible history of paying those to whom they owe money.

Roommates can combine their income to reach the threshold of income being double the rent or the income of a co-signer can be added if approved. The owner of the property needs to be comfortable that the tenant has the ability to pay their rent, utilities, and other costs associated with renting a home. The city increases property taxes nearly every year, insurance costs go up, mortgage costs continue and so the property owner needs to be comfortable that the tenant can pay the rent to cover those costs.

Credit and Background Checks for All Occupants

Before being approved and moved in, credit history, criminal, background check, eviction history check, and prior landlord verification is required for each adult individual who will be living in the property.
