Here is what we look for with a rental application:

OCCUPANCY: All applicants are required to be 18 years of age to be a leaseholder. All occupants are required to be listed on application and be a leaseholder, if 18 years of age. Palms Associates LLC operates within the Occupancy Standard of two (2) occupants per bedroom as a maximum.

TAXABLE INCOME: Gross monthly taxable income must meet or exceed three (3) times the amount of rent. Verifiable documentation will be required.

RENTAL HISTORY: We must be able to verify one (1) year of previous rental history or mortgage information. Satisfactory history is defined as no more than three (3) late payments, two (2) court filings, adequate notice to vacate was given, and there are no outstanding financial obligations to the landlord. No rental history is not in and of itself an automatic reason to decline an applicant.

CREDIT HISTORY: Credit reports will be reviewed for each applicant. Credit history must be acceptable. An unsatisfactory credit history is one that reflects past or current bad debts, late payments or unpaid bills, liens, judgements or bankruptcies. If an applicant is rejected for poor credit history, the applicant will be given the name, address and telephone number of the credit reporting agency that provided the credit application as required. No credit information will be released from management.

PETS: Breed and Weight Restrictions, Maximum two (2) pets. Pictures of pet and shot records must be provided prior to approval. Fees and Breed Restrictions are waived with documentation of Emotional Support Animal and Service Animals.

ADMINISTRATIVE FEE/ SECURITY DEPOSIT: $250.00 deposit and $100 administrative fee will be required at the time of Application Approval to continue to hold on a specific home. Notification of cancellation after 72 hours will result in forfeiture of the Security Deposit.

APPLICATION FEE: $60 application fee per applicant, 18 years of age or older.

Any falsification of information on the application will automatically disqualify the applicant and the application monies will be forfeited.
