2. Screening Criteria
Applicants must meet all of the following:
Income
Gross monthly income must be at least 3x the monthly rent.
Acceptable proof: last 2 months' pay stubs, most recent tax return, bank statements, or official award letters.
Combined income is allowed for co applicants.
Credit History
Minimum credit score: 650.
No unpaid collections related to housing or utilities in the past 3 years.
No open bankruptcies.
Rental History
Minimum of 2 years positive, verifiable rental history.
No evictions or unlawful detainer actions in the past 5 years.
No outstanding landlord judgments.
Criminal History (per WA law restrictions)
Convictions that would pose a direct threat to the health/safety of others or cause substantial property damage may be grounds for denial.
Arrests not resulting in conviction, sealed records, or certain older convictions may not be considered under WA law.
Occupancy Limits
Occupancy: Maximum of 5 residents permitted.
Pets
Pets: Allowed per property policy, limit two (2) animals under 25 lbs at maturity per dwelling unit. Assistance Animals: Service animals and emotional support animals are not considered pets and will be accommodated in accordance with the Fair Housing Act, the Washington Law Against Discrimination, and other applicable laws. If the disability or the need for the animal is not obvious, reliable documentation from a licensed healthcare provider who has a professional relationship with the individual may be required.
