The living room features a cozy fireplace, while the sunroom provides built-in shelving and cabinets with beautiful views of the greenspace directly behind the property. The grand foyer, charming breakfast nook, and formal dining area add to the home's elegance. Relax and unwind in the primary suite that has plantation shutters, a ceiling fan and connecting primary bath with raised vanities, soaking tub, walk-in shower and large walk-in closet. The flexibility of the additional bedrooms is endless. You can create an at home office, a guest space, hobby room, or work out space. The guest bath has a vanity and bathtub. The extended back patio creates a charming space to enjoy a Texas sunset or entertain your new Sun City friends with an outdoor dinner. The minimum lease term required is 12 months. Tenants must be 55 years of age or older to lease this property. Smoking is not permitted in the interior or exterior of this home. The Owner pays the yearly HOA dues and the basic lawn maintenance (mowing, edging and blowing). Anything more than the basic lawn maintenance will be up to the Owner. Tenants are responsible for the rent, the watering of the landscaping per the City of Georgetown water restrictions, the utilities at the property, pest control and renter's insurance. The refrigerator, washer and dryer are the personal property of the Owner. Repair or replacement of these appliances will be up to the Owner and is not guaranteed.

Owner will consider a dog or a cat during a lease term. ALL prospective tenants must complete our third-party pet screening and review processes. This process ensures we have formalized pet and animal related policy acknowledgments and accurate pet/animal records. The fee to screen a household pet is $30. This is a separate charge from the rental application fee. There is no charge for those with assistance animals or for tenants without a pet (you will select this information on the screening profile and provide any requested documentation). There is a $400.00 non-refundable pet deposit (per pet) and a monthly $25 pet rent fee (per pet) in addition to the base rental amount.

The security deposit for this property is $2500 due at signing. The first month's rent will be due 2 weeks prior to move in. Application fees ($75.00 per person) and the admin fee ($60) are non-refundable. Renters insurance is required and must be submitted to The Stacy Group, LLC. prior to the start of the lease term if approved.
