APPLICATIONS
Before you start the process! Please make sure and read the qualifications below. It would be helpful for you to have information such as Drivers License, bank statements, etc. available for upload. You will need these items at some point in the application process.

Approval Criteria (Please note the approval process may take 2-3 business days, provided you include all the required documents with your application)
All applicants 18 years of age must submit separate applications. The application fee for each person is $55. The application fee is refundable only if the application is unconditionally approved, the property you applied for is no longer available, and you are unable to find another property that meets your needs.
A one-time administrative fee will be required to be paid along with the security deposit. (This is a one-time, $300.00 non-refundable fee)
1. Favorable Rent History, Including not currently in an existing lease longer than 30 days.
2. Favorable Work History
3. Show an ability to pay (A minimum of three (3) times monthly rent in gross income. Note: We reserve the right to adjust this minimum based on the number of applicant liabilities)
4. A credit report will be obtained on all applicants to verify credit ratings. Debt to a previous landlord and open bankruptcies will result in an automatic denial of the application.
5. A criminal background check that reveals no offenses that could lead to safety issues for the home or the neighbors near the home. We consider the type of offense, the severity of the offense, and the length of time since the offense occurred.

If you apply and are approved, but the property you applied for is not available, and you cannot find another home you would like to rent from us, we will refund your application fee.

PET POLICY:

All residents, pet, or no pet, are required to register with petscreening.com. It is free to register and explains our policies and pricing in relation to having a pet at our properties.
Unless otherwise stated: A $250 non-refundable fee will be charged at move-in for each pet that will be living at the premises. Additionally, pet rent is $25/mo. If an unauthorized pet is found in the property, penalties or fines may be assessed in addition to the $250 non-refundable fee per pet (Refer to your lease for details).

Any pet that is not kept in a cage or aquarium full time will be subject to pet policy and fees. Non-household animals are not permitted without the written permission of the landlord.

Support and/or assistance animals, as defined by the Americans with Disabilities Act, will not be subject to the pet policy.

Approval/Move-In:
Notification: Applicants will be notified by text, phone, and/or email as soon as the application has been reviewed. Once approved, we will send your lease agreement. This document must be executed within 3 business days or the property will go back on the market.

The keys will not be given out until the office has received the following:
- Security Deposit
- $300 Admin Fee
- Fully Executed Lease
- First FULL month's rent
- Proof of Liability to Landlord Insurance
- Registration via Petscreening.com (with or without a pet)

Keys, etc. will be provided for new tenants in the office between the hours of 10:00am-3:30pm, Monday-Friday. Please schedule accordingly and do not forget to switch over the utilities.

Resident Benefit Package: 2 Options
Both options include: A one Time Waiver of Late Fee, One Time Waiver of NSF Fee, Regular Property Inspection and Check Up, Access to Submit Maintenance Requests and Pay Rent via Online Portal and 24/7 Maintenance Hotline Access.
1. ($40/month) Includes liability insurance.

2. ($35/month) Does not include liability insurance. Tenant will need to provide his/her own policy prior to moving in.

People are friendly but not nosey. Perfect location, 15 min walk to UA football games, 5 min walk to Government Plaza. Amphitheater, River Market, all the downtown restaurants and bars nearby. Queen City has joined UA campus, downtown, and river commerce for the nearly 200 years Tuscaloosa has been here."
