Neighborhood: The Orchards in South Richland, just southwest of Leslie and Gage. You'll be surrounded by mostly owner-occupied, well-kept homes. Minutes from either Costco, Safeway, Yoke's and the highways. Approximately 15-20 minutes to PNNL/Hanford 300 Area or in-town buildings via Duportail bridge.

Rental application required for all tenants over 18 years of age. 25% of the security deposit is due to hold the property once applications are approved. Showings will only be scheduled for applicants meeting screening criteria. We are flexible on scheduling showings for qualified applicants - feel free to ignore the availability calendar.

Pets: Negotiable with non-refundable pet fee plus monthly pet rent per pet.

Tenant responsible for all lawn care, utilities/irrigation, pool opening, closing, chemicals, and pool care per instructions.
No smoking, vaping, or drug use.
Tenant agrees to follow HOA requirements. Owner pays HOA dues.
Weekly lawnmowing available by request at tenant's cost.
Biweekly housekeeping available by request by current service at tenant's cost.

Must have minimum credit score of 650 plus excellent references, e.g., landlord/rental history.

    "There is not much traffic on the interstate except at 0800 and 1700. Commute times to downtown are about 15 minutes to Richland, Kennewick and Pasco. The roads are well maintained except sometimes they are not plowed in the winter."
