Security Deposit 1 month
The security deposit will be held as security for any damages or unpaid rent during the term of the lease. The deposit will be refunded to the Tenant within 30 days after the termination of this lease, less any deductions for damages or unpaid rent, subject to the applicable laws of New York City.

Repairs and Maintenance
The Landlord is responsible for making necessary repairs and maintaining the property in a habitable condition. The Tenant shall promptly notify the Landlord of any needed repairs. The Tenant agrees to take reasonable care of the premises and to immediately inform the Landlord of any damage or need for repairs.

Subleasing
The Tenant shall not sublease the premises or assign this lease to another party without the prior written consent of the Landlord. Any sublease or assignment without consent is a violation of this Agreement.

No Smoking
The Tenant agrees that no smoking of any kind is allowed inside the premises at any time. This includes smoking cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices.

Pets
The Tenant shall not keep, harbor, or allow any pets on the premises without prior written consent of the Landlord. Any violation of this clause is grounds for immediate termination of the lease.

Trash and Recycling
The Tenant agrees to properly manage and dispose of all waste generated within the premises. The Tenant's responsibilities include:
1. Separation of Waste: The Tenant shall separate all trash into the appropriate categories (e.g., recyclables, compost, general waste) in accordance with New York City's waste disposal regulations.
2. Proper Disposal: The Tenant shall place waste in the correct designated receptacles for trash, recycling, and composting. The Tenant is responsible for ensuring that items are disposed of in the correct containers according to the guidelines set by the City of New York.
3. Timely Disposal: The Tenant is responsible for ensuring that trash and recyclables are placed in the proper bins in a timely manner for collection, as per the local schedule. The Tenant shall not leave garbage, recycling, or compost outside of the designated bins or on the premises.
4. Cleanliness: The Tenant agrees to keep the area surrounding their trash and recycling bins clean and free from litter. Any violation of this provision may be subject to a cleaning fee or further penalties.
Access To Premises
The Landlord or its agents may enter the premises with at least 24 hours' notice to the Tenant for purposes of inspection, repairs, or showing the premises to prospective tenants or buyers. In case of emergency, no notice is required for entry.

Insurance
The Tenant is encouraged to obtain renters' insurance to cover personal belongings and liability. The Landlord is not responsible for the Tenant's personal property in the event of damage, theft, or loss.

Default and Termination
If the Tenant fails to pay rent or breaches any other condition of this lease, the Landlord may terminate this Agreement after providing written notice and an opportunity to cure the breach. The Tenant may terminate the lease in accordance with applicable laws, with proper notice to the Landlord.

Notice
All notices under this Agreement must be in writing and delivered either by hand, mail, or email.

Additional Terms
1. The Tenant agrees to comply with all applicable local laws, including noise ordinances and building regulations.
2. If any part of this Agreement is found to be void or unenforceable, the remainder of the Agreement will remain in full force and effect
3. The Tenant agrees that under no circumstances shall any electric bicycle or any similar battery-powered vehicle be charged indoors on the premises. This includes charging within the unit, common areas, or any other enclosed spaces on the property. Charging such batteries indoors presents a significant fire hazard and is strictly prohibited. Failure to comply with this provision will result in immediate action by the Landlord, including potential lease termination.
