Lease Addendum: Maintenance & Property Care Requirements

Tenant agrees to provide access to the property for any scheduled termite inspections or treatments as required by licensed termite agencies. Reasonable notice will be provided by the landlord.
2. Appliance Maintenance Requirements
Tenant is responsible for routine cleaning to maintain proper operation of the following appliances:
Garbage Disposal Must be cleaned monthly.
Dishwasher Must be cleaned monthly using dishwasher cleaning tablets.
Washing Machine Must be cleaned monthly using washing machine cleaning tablets.
(If appliance usage is high, additional cleanings may be required.)
3. Semiannual Home Inspections
Tenant agrees to allow the landlord or a designated representative to conduct a home inspection every six (6) months with proper notice.
4. Bathroom Care
Shower doors must be squeegeed clean after every use to prevent water damage, mold, and hard-water buildup.
5. Dryer Safety
The dryer lint trap must be cleaned after every use to prevent fire hazards.
6. Air Filter Replacement
Tenant is responsible for changing the HVAC air filter regularly:
July-September: filter must be changed monthly.
Other months: change as needed or at least every 60-90 days.
If the tenant requests the landlord to perform the filter replacement, a $50 fee will be charged per visit (includes the cost of the filter).
7. Pet Care (if applicable)
If pets are present in the home, their nails must be trimmed to a reasonable length to help prevent scratching or damage to the wood flooring.
8. Smoking Policy
Smoking is not permitted inside the home or on the patio. Smoking is only allowed in designated areas within the complex.
9. Rent Payment and Late Fees
Rent is due on the 1st of each month via direct deposit.
Payments received after the 5th of the month will incur a $200 late fee.
