Three sky lights on second floor and multiple dormers uniquely improve use of floor 2. Second floor large ceiling House Fan and attic fan used as needed given coolness from whole house fan & brick structure. Two refrigerators and stove are provided. One 2020 & one 2024 Refrigerator. Owner pays for normal weekly city trash, garbage and recycling set out at street properly by Tenants. Well water available - tenant simply fills salt conditioner on regular basis. Tenant pays Utilities - electric, gas, and oil, plus student share - towards weekly lawn cutting service fee each month ($50 per month). Tenant arranges and pays Telecom and their own Router on their own account - building their own credit or subject to lease. Tenant pays for snow removal if any and all cellular use or Internet/Telecom. Tenant pays additional security deposit and monthly premiums for any small dog/cat with appropriate insurance coverage & $1,000 deposit. Credit score: 700 or above (non-negotiable)

Recommend family insurance extended for tenant insurance policy or equivalent used by prior tenants in past 25 years. House is smoke free, and screens are city inspected to have & must be kept on all windows. Garage is better for storage and does have electrical outlet. Garage door is manual. House is expected to be kept clean as outlined in the lease.
