Home has a 6 ft fenced back yard and a public park a short walk away. The home is located right across the street from a bus stop and 2 miles from a Light Rail Station. North of the home are groceries stores, restaurants, and the popular Green Valley Ranch Beer Garden. The location is close to I-70, 10 minutes from the airport, and is about 30 minutes from downtown.

- keep the area of rental in an appropriate and neat manner;

ensure that all doors are locked when entering or exiting the house;
ensure that the following items are not brought onto or into the property:
illegal drugs, weapons
- clean and wash any areas on the main floor that they have used (i.e. kitchen, dishes, pots, etc.);
- never leave a guest of his alone in the leased premises at any time;
- comply with HOA requirements on property, including lawn maintenance, watering, and ensuring property is in compliance;
- Tenant and Landlord will divide maintenance of property to the satisfaction of all parties
- Comply with state mandated health laws for the purpose of ensuring the health and safety of all tenants.

The Landlord will:
- partake in any smoking of any substance outside the home and not inside the home (includes vaping in any form);
- be available to discuss with tenant any problems that the tenant may be having with their safety or comfort;
- comply with HOA requirements on property, including lawn maintenance, watering, and ensuring property is in compliance.
- Comply with state mandated health laws for the purpose of ensuring the health and safety of all tenants.
