Our home boasts 5 bedrooms and 5 bathrooms, providing accommodations for up to 12 guests - so bring the whole crew! With large living spaces, including a game room with a, wet bar, Smart TVs, and video games there is always something fun to explore.Guest Access & Amenities:
Guests will have access to the entire pictured house (expect 3 locked closets), all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Inside, kick back and relax in the living room with plenty of seating options and a Smart TV for entertainment. For additional recreation, head to the game room, complete with a wet bar, FOUR Smart TVs, a Golden Tee game console, and a Wii. The kitchen is fully stocked with everything you need to prepare delicious meals or the perfect cup of coffee during your stay. Share the meals in the dining room with lake views and an additional bar.

When it is time to turn in for the night, choose one of our 5 bedrooms.
(1) The primary bedroom is upstairs and features a King-size bed, deck access, a Smart TV, and an en suite bathroom that boasts a large soaking tub.
(2) Our second bedroom is upstairs and has a King bed and en suite bathroom.
(3) Downstairs, our third bedroom has a Queen bed and en suite bathroom.
(4) Our fourth bedroom is also downstairs and has a Queen bed and two Twin bunk beds and a nearby shared bathroom.
(5) Our fifth bedroom is also downstairs and has a Queen bed and two Twin bunk beds and a nearby shared bathroom.

Our house is located in the small, rural town of Garfield and has direct access to Beaver Lake.
The house is located off a steep gravel road, 4-wheel drive is recommended.
The driveway is steep, so a 4-wheel drive vehicle is recommended.
Lake is accessible by going down the stairs to the shoreline.
Dock access is strictly prohibited. For your safety and to avoid property violations, please do not enter or use the dock at any time.
Please exercise caution to avoid creating overly large fires in either fire pit. Kindly refrain from lighting any fires during July or August.
Countywide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.
Water levels are subject to change at any time due to environmental factors outside of the host's control which may impact the accessibility and appearance of the lake. Cancelations due to water levels will not be honored outside of the cancelation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.

House Rules that are strictly enforced:
- Check-in is any time after 3:00 PM.
- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.
- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.
- Unauthorized checkout delays will incur a fine of $100 per hour.
- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.
- Refunds for unused services such as pet fees, event fees, early checkin, and late checkout fees, are subject to the same cancellation policy that applies.
- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, WiFi details, amenity instructions, important phone numbers, and answers to common questions.

    "I own a boat slip in the community dock attached to this property. We have been vanadalized and robbed on so many occassions that we are unable to leave anything at the dock. The neighbors are great and help watch each ot her's property. But uneducated unemployed Arkansas rednecks in the area are going to what unemployed undeucated rednecks do. "
