Description

Private room available in a great neighborhood with a park within walking distance. Room is for one person.

On the second floor of a 5 bedroom house. I will also live here half time (I leave to be with my son the other half).
There is another roommate living here full time. You will share the restroom with him. Across the main road from CSUDH. The 2 available rooms share a restroom.

Roommate will have access to the kitchen, yard, and laundry. We will split utilities in a way that's fair depending on whether you will use the electric car charger, hot tub, and pool. House has gas powered tankless water heater, pool heater, stove, oven, and dryer. The HVAC, pool equipment, and hot tub run on electricity and I have solar panels to offset a lot of that expense. When my son and I am here with an Airbnb guest, the bill was between $0 and $40 even with my car charging ( I am strategic about when to plug in to make maximum use of the solar).

Guests need to be preapproved and will be limited as not to impose on other occupants. We will do the same.
