The two-bedroom, one-bath house is comfortable and grounded, with the Wind River just across the road and an easy sense of connection to nature and community.
High-speed Starlink satellite internet is available for $150/month - ideal for telehealth, charting, or staying connected with family. Those preferring a full digital detox are welcome to opt out.
Edgewater Drive is a friendly, close-knit community where neighbors know each other and kids and pets often play outside. Many people enjoy walking or hiking along the road. For safety, please drive slowly in the neighborhood.
Monthly Rent: $2,950 (includes water, trash, and high-speed Starlink internet).
Security Deposit:
$2,950 (Refundable; held for potential damages).
Cleaning Fee:
$250 (One-time, non-refundable; covers professional deep-clean and sanitization).
Pet Fee (if applicable):
$250 (One-time, non-refundable; covers dander/allergen removal for pre-approved pets under 20 lbs).
Electricity Policy:
Monthly rent includes an electricity credit of $200.00 toward the total Skamania PUD bill (which includes both the base monthly fees and usage). The Tenant is responsible for paying any amount that exceeds $200.00 per billing cycle.
Propane Policy:
One (1) full 80-gallon propane tank is provided at the start of the initial lease term for the gas woodstove. This is intended for supplemental or emergency warmth; any additional refills required during the residency are at the Tenant's expense.
Pet Policy:
To protect the home and the pet in our rural Stabler forest setting, the Tenant must provide documented proof of current flea and tick preventative treatment upon move-in. All pets must be pre-approved by the Landlord. Small dogs under 20 lbs. allowed.
Bring own dog bed or crate from home.
No dogs on furniture or beds without first placing dog bed on surface. Immediately clean up pet waste on property. Dogs with a history of separation anxiety who bark constantly and/or are destructive are not permitted, and reports of such behaviors will result in termination of lease.
Lease Term & Renewal Policy:
The initial lease term shall be a minimum of three (3) months and a maximum of six (6) months, as agreed upon in writing by both parties prior to move-in.
Upon expiration, the lease may be extended in three (3) month increments, subject to the following conditions:
1. Tenant must provide written notice of intent to renew no later than thirty (30) days prior to lease expiration.
2. Landlord must provide written confirmation of renewal acceptance within five (5) business days of receiving Tenant's notice.
3. Each renewal requires a new signed lease agreement at the rent rate determined by Landlord at time of renewal.
4. No month-to-month tenancy will be permitted under any circumstances. Failure by either party to execute a renewal lease prior to expiration shall constitute notice of termination, and Tenant shall vacate the premises no later than the final day of the current lease term.
5. Maximum cumulative tenancy, including all renewals, is twelve (12) months, after which a new application and full screening is required.
Tenant Screening:
The landlord will accept a comprehensive reusable tenant screening report made available to the landlord by a consumer reporting agency.
Cleaning / Condition:
Property must be returned in similar condition as received. Excess cleaning or damage will be deducted from security deposit.
Occupancy:
Maximum 4 occupants.
Smoking Policy:
No smoking inside the property.
Cancellation Policy:
If tenant cancels more than 30 days prior to lease start: full deposit refunded minus $250 administrative fee. If cancellation occurs within 30 days of lease start: deposit refundable only if property is re-rented for the same term.
Early Termination Policy:
Tenant may terminate this lease early under the following conditions:
1. Tenant must provide written notice of intent to vacate no later than forty-five (45) days prior to the intended departure date.
2. An early termination fee equal to one and one-half (1.5) months rent ($4,425) is due and payable within five (5) business days of providing notice.
3. Tenant remains responsible for all rent payments until the earlier of: (a) the end of the 45-day notice period, or (b) the date a qualified replacement tenant takes occupancy.
4. The security deposit shall not be applied toward early termination fees or remaining rent obligations and will be returned separately per Washington State law.
5. In the event of verified assignment cancellation by a medical facility, the early termination fee shall be reduced to one-half (0.5) months rent ($1,475) provided Tenant supplies written documentation from their staffing agency or employer within five (5) business days of notice.
