Description

You want space, control, and independence...But most rural properties promise self-reliance and deliver half-built systems, shared wells, unreliable power, or land you can t actually use. You don t want a project. You want something that already works. THIS PROPERTY SOLVES THAT PROBLEM. Set on 36.1 fully fenced acres in Willow Creek Ranch, this off-grid homestead is already engineered for long-term, full-time living. Power, water, access, and infrastructure are in place so you can move forward immediately instead of fixing someone else s mistakes. The 2,108 sq ft home gives you flexibility: use it as three bedrooms, or convert the oversized room into expanded living space, a craft room, office, or den. The primary suite is intentionally separate, featuring a private sitting area, dual full bathrooms, and a large walk-in closet connecting them. This layout gives you separation, comfort, and real livability, not just square footage. Power is handled by an 18kW solar system with new inverters installed March 2025, backed by a 15kW propane generator and a 1,000-gallon owned propane tank. This isn t off-grid someday. It s off-grid now. Water comes from a private well producing high-quality water at 170 feet. Outside, the infrastructure continues... A 35x45 insulated detached garage offers workshop space, RV access, and room for five+ vehicles. Additional buildings include a solar equipment room, well house, chicken coop, multiple storage sheds, and a gated entrance. Additionally, there's another four acres separately fenced just around the house, ready for small animals or controlled use. At 4,800 feet elevation, 36 miles from Kingman, this property gives you breathing room without cutting you off from town. IF YOU WAIT, you ll keep sorting through listings that look good online but fall apart once you dig into the details. You ll keep compromising on systems, access, or land usability. IF YOU ACT, you gain control. You gain independence. You gain a property that already supports the life you re trying to build instead of standing in the way of it. THIS ISN'T A DREAM. This is a fully equipped off-grid homestead, ready for you to step in and build the ranch, retreat, or self-reliant life you want without starting from scratch.

"It’s lower income and not everyone can clean up their yards. There are several small businesses sprinkled around the neighborhood. We’ve been here five years and it’s been pretty peaceful."
  • Veronikajoleedunbar
"Just visited the area. I would like visit again in the near future. Thank you. Have a great day!!!!!"
  • Hkunz93308
"There’s a huge “hotrod” crowd, not just the ones in the magazine, but cars that people have kept alive by the residents. Mild climate relative to Phoenix and Denver."
  • Anitalynriggins
"A lot of people walk their dogs, kids ride their bikes, and it’s been a pretty safe neighborhood. There are a lot of dogs that bark all night"
  • Anitalynriggins
"People walk their dogs all the time here, I do actually see kids riding their bikes and playing, or selling lemonade on the corner"
  • Joni Sharp
"Very quite safe area, we all watch out of each other. Been here over 6 years and have the best neighbors ever. "
  • Trulia User
"my neighborhood is well maintained. there are stores nearby and good job opportunities. also there are sports available for children."
  • Cynthia T.
"I lived out of city limits for 6 years. Kingman was once a little town with Stockton Hill Road once being two lanes and all dirt. In coming back now after a 3 year absence, I can't say I am much impressed. The drug problem is still widespread, Birdland looks worse than ever, and houses are being built as fast and as close together as possible. But where are good paying jobs? Where are cultural experiences? Where is diversity? Where is industry and city planning? Kingman has potential, but the sudden influx of those fleeing California shows the town is growing out, not up. Kingman needs long range goals to retain its new residents and attract others. I hope the next time I visit for a sustained period of time that I feel better about this town. "
  • Edie I.

  • Ginina I.
"It would be nice if more people would walk their dogs on leashes around the neighborhood, but everyone has fences around their property and they all keep to themselves. I wish the neighbors were more friendly around here, like they are in Las Vegas!"
