1. Lease Specifics:
- Term Duration: 12 months minimum (e.g., April 1, 2026 March 31, 2027).
- Possession Date: Tenant takes possession on the lease start date.
- Automatic Renewal: If tenant remains after term with rent accepted, tenancy converts to month-to-month (if both parties agree). Monthly Rent Rate is 5% above previously signed agreement.
- Additional contract must be signed within 3 months after expiration of original.

2. Rent:
- Monthly Rent: payable in advance on or before the 1st of each month.
- Late Fees: Reasonable late fee (10% of rent) if received after a grace period (2 days).
- Payment Method: Specify acceptable form - Zelle.

3. Security Deposit:
- One month's rent or other agreed upon sum.
- Returned within 30 days after tenant vacates, less any allowable deductions.

4. Utilities & Services:
- Tenant responsible for: electricity, gas, water (to be paid to Owner to be remitted to Management company), Internet, Renter's Insurance, Cable or Satellite, Phone, etc..
- Landlord responsible for: HVAC maintenance, & Exterior insurance. Appliances, such as refrigerator, freezer, garbage disposal, washer, dryer, microwave, etc. are covered by a contracted 3rd party and 3rd party insurance. Repairs to take place based upon 3rd party and tenant's availability. If claim is rejected by 3rd party insurance, landlord is not obligated to pay for repairs and/or replacement. Maintenance items such as batteries, light bulbs, filters, holes and/or divots in the walls, etc. are to be covered by Tenant/Renter.
- Tenant responsible for HOA/condo fees. These fees are calculated in base rent and due 1st of each month. Renter may use community pool, fitness facilities, and clubhouse (with reservation and additional fees, it may be booked for private events.) This also covers trash removal, snow removal, landscaping and related expenses, exterior building maintenance, parking lot/driveways maintenance, and other misc. services.

5. Use & Occupancy:
- Premises shall be used only as a residential dwelling.
- Absolutely NO SMOKING.
- Short-Term Guests (Visits)
- Day Guests: 6 guests at a time, provided there's no disturbance or HOA violation.
- Overnight Guests:
- No more than 2-3 overnight guests at a time
- No more than 7 consecutive nights, and
- No more than 14 total overnight nights in any 12-month period without written landlord approval.
- Long-Term / Extended Guests
- Any guest staying longer than 7 consecutive nights or more than 14 total nights in a year must:
- Receive written landlord approval, and
- Possibly be added to the lease (subject to screening).
- Occupancy Cap: Maximum occupants: 6 people
- Guests do not count toward occupancy unless they exceed the guest limits.

6. Maintenance & Repairs:
- Tenant must keep unit clean and in good order. Tenant to be responsible for minor repairs and maintenance of unit, in its entirety, for the duration of lease agreements.
- Landlord responsible for major structural and code-required repairs; tenants notify landlord promptly of needed repairs.
- Landlord responsibilities for appliance repair or major fixes and process - Landlord contracts with general Contracting/Repair Company. They determine the business appropriate for repair. Repair windows and visits are coordinated amongst Renter and Repair Business, with assistance of Landlord if needed. Repair Business provides Landlord with quote/invoice to pay. Landlord pays for minor repairs and/or appliance fixes through Contracting Company. Renter provides feedback and final status confirmation of repair to usable working condition to Landlord to compare with Repair Company information. Both parties to provide Landlord with pictures for confirmation of operational repair.

7. Insurance:
- Tenants are REQUIRED obtain renters insurance.
- Landlord to hold Liability insurance (Walls-In Landlord Insurance).
- Tenants insurance is primary insurance to be filed against in the case that repairs need to be completed due to water, fire, natural disaster, theft, damages, negligence on part of Tenant/Occupants, etc.

8. Pets:
- Pets allowed in the case of service animals. Physician required documentation should be provided to Landlord.
- No more than 1 cat or 1 dog permitted, if arrangements are made in advance with Landlord.
- Only domestic, common cat or small dog species/breeds permitted in any circumstances. No pit bulls per neighborhood rules.

9. HOA/Condo Rules:
- Tenant MUST comply with all HOA and condominium association rules as part of the lease.
- A copy of the COA rules can be made available upon request.

10. Condition of Premises:
- A move-in inspection signed by both parties will document existing condition.
- Premises will be made available to Tenant in good condition and returned to the Landlord as such.
- Costs of repairs to include cost of materials, labor, related fees and/or fines, administrative costs, etc. to be paid by Tenant and completed by the end of the lease agreement.

11. Default & Remedies:
- If tenant fails to pay rent or breaches material terms, landlord may pursue remedies under Ohio law.

12. Legal Compliance:
- Both parties agree to comply with applicable Ohio landlord-tenant law (ORC Chapter 5321).
