* This property requires first month rent, last month rent and deposit due at lease signing in order for the Tenant to receive the keys.
* Minimum lease term is monthly. 6-month and 12-month terms are also available. Please specify your desired lease term at the time of application.
* Each tenant age 18 or older must have an application on file. Tenants under the age of 21 may require a co-signer.
* Pets are allowed and approved on a case-by-case basis. All animals must be disclosed at the time of application. An additional pet deposit may be required upon approval. Due to property insurance limitations there may be breed restrictions or restrictions on what types of animals may reside in or visit the property. Please request our full Pet Policy if you plan on applying with pets.
* All utilities (electricity, heat, water, garbage) and WIFI are included in the rent and paid by the owner. The Wifi network and password(s) will be provided upon your arrival. Because the utilities are included in the rental amount, a utility allowance may apply to electricity, gas and water use at the Property.
* This property is not smoking, vaping or 420-friendly. No smoking of any kind is allowed in the premises or within 25 feet of the house. This includes cigarettes, cigars, pipes, water pipes, vapes or e-cigarettes as well as marijuana for recreational or medical purposes.
* Tenants are responsible for yard cleanliness during/after their stay, including picking up any trash, toys, cigarette butts or other smoking materials and ensuring they are properly disposed of.
* Quiet hours are from 9 PM to 9 AM out of respect for our neighbors.
* 2 on-street parking spots are provided in front of the rental premises. USPS mail may not be delivered if tenants park in front of the mailbox. No parking is allowed on the lawn, sidewalk or in front of neighboring houses. No parking is allowed in the alley. If additional parking is needed, please let us know during the application process.
* The garage is reserved for the use of the owner and is not included in this rental. Garage use by Tenants may be discussed and negotiated in the Lease Agreement.
* Lawn care is typically provided by the owner. This property has underground sprinkling.
* It can snow at any time in Montana. A snow shovel and ice melt are provided with this rental. It is the responsibility of the tenant to remove snow and address ice build-up on patios, sidewalks, stairs, stoops and walkways as soon as possible.
* Keys will be provided to tenant by the owner either in person, or via a lockbox on the front entry door. If a lockbox is used, the code will be provided prior to your arrival. All entry doors will be locked and keys returned to the owner at move-out.
* In order to receive a full refund of your security deposit, it is required that you complete the tenant checklist and notify the owner of any issues as soon as possible after arrival and adhere to the terms of the lease, including a 30-day notification if you intend to leave before the end of your term. A short walkthrough with the owner is also required as part of the move-out process in order to ensure a maximum and timely refund of the security deposit, typically available within 10 to 30 days if no major cleanliness issues or damages/repairs are identified.
* Tenants must obtain renter's insurance during their stay. Owners shall not be held liable for damage or loss of tenant's personal property. Keys to the property will not be provided without proof of renter's insurance that lists the owners as an additional loss payee.
