4. Late Rent & Returned Checks
Rent is due the 1st of each month; 3-day grace period applies.

5. Notices
Tenant pays $50 per notice if Owner must prepare or serve notices for lease compliance.
6. Payment Order
Owner decides how payments are applied toward rent, fees, and other charges.
7. Occupancy & Subletting
Property rented as a private residence for leased persons only.
No subletting without written consent.
$250 admin fee for changes to occupancy.
8. Guests
Tenant is responsible for guest behavior.
Guests staying over 14 days require Owner permission.
9. Joint & Several Liability
All tenants are jointly responsible for rent and lease obligations.
10. Rules & Conduct
Tenant must follow property rules.
No nuisance, illegal activity, or excessive noise.
No marijuana cultivation.
11. Personal Property & Liability
Tenant property is at tenant's risk.
Tenant should obtain insurance for personal property and liability.
12. Property Use & Maintenance
Property is for residential use only.
Tenant must maintain property, yard, and appliances.
Snow removal and debris cleanup required.
13. Move-In/Move-Out & Termination
Keys must be returned.
Early move-out may forfeit deposit and require rent payment until re-rented.
Tenant pays for damages, cleaning, and admin fees.
14. Inspections & Re-Lease
Owner may enter for inspections, repairs, or showings with notice.
$50 fee for missed appointments.
15. Legal & Liability
Tenant indemnifies Owner and Broker from injuries or damages caused by tenant, guests, or pets.
Prevailing party in legal action may recover attorney fees.
16. Safety & Fire
No smoking on property.
Maintain smoke and carbon monoxide detectors.
Follow fire safety rules: unplug appliances, monitor heaters, report hazards.
17. Property As-Is
Tenant accepts property as-is.
No additional cosmetic repairs or compensation for interruptions of service.

I fear it will take a fatal accident before they take action. Kirkland police seem to take traffic issues more seriously. "
