Excellent access to public transportation and shopping.

Cleaning Fee
Tenant shall pay a non refundable cleaning fee of $500 due at move in. This fee is not a security deposit and will not be applied toward rent or damages.
Utilities
Landlord shall be responsible for water service. Tenant shall be responsible for all other utilities, including but not limited to gas, electricity, cable, and internet, and shall place such utilities in Tenant's name for the duration of the lease.
Renter's Insurance Requirement
Tenant shall obtain and maintain an active renter's insurance policy throughout the lease term, with minimum liability coverage of $100,000. The policy must cover Tenant's personal property and any damage to the Premises caused by Tenant, Tenant's guests, or Tenant's pets. Proof of insurance must be provided prior to occupancy and upon renewal.
If Tenant causes damage to the Premises, Tenant agrees that the proceeds of any insurance claim shall be paid directly to Landlord to cover repair costs. Tenant remains liable for any uninsured or under insured amounts.
Pet Policy
Small dogs 30 pounds or less are permitted with payment of a non refundable $500 pet fee. No cats are permitted. The pet fee is not a security deposit and will not be applied toward damages. Tenant is responsible for all pet related damage, cleaning, or nuisance issues.
Parking
The Premises include one assigned parking space located directly in front of the unit for Tenant's exclusive use.The renter must abide by ALL HOA rules. No smoking. The use of any Federally prohibited drug is not allowed on the premises. Tenants and their guests will not engage in any drug-related illegal activity including but not limited to the use sale, or manufacturing of any Federally prohibited drugs on or near the premises.

I would say one of the better neighborhoods in Aurora. "

    "The neighbors here are great, and I go for walks all the time. It is easy access to I-225, which can get you to many locations within 30 minutes. Downtown, DTC, Broomfield, etc.. It can be much longer with traffic, but isn't everything. There are at least 3 supermarkets to choose from very close by."
