"I lived here and saw basketball youth terrorize residents at times. Break-ins are not uncommon as reported by the neighbors. Sometimes there are dogs running loose. There is bad rush hour traffic piled up all the way to the neighborhood outlet on weekday mornings that is often so bad you can't get out of the neighborhood without using a stoplight crossroad to exit from. Trash blows up on Saturdays into westward yards for some reason, so expect to be picking up the neighbors' trash in your own yard. There is no real neighborhood community to speak of. Motorcycles and hot-rodders like to use the cul-de-sacs and corner street areas to spin out in at odd hours of the morning and night. I went jogging once and had realty signs thrown at me. The police said this entire neighborhood apparently has lots of crime and gang killings have even been happening in certain sections. This can be verified by simply checking with the local Fort Bend patrol units. Sometimes there have been odd family squabbles and public drinking in the street. Fireworks are shot off on every national holiday, so be prepared for that. The residue will often be in your yard and driveway if you live on a cul-de-sac. Sprinkler systems often seem to end up aimed at the passing oncoming cars. Some residents apparently don't consider the residential roads to have a speed limit or consider small children or walking pedestrians to be relevant. Basketball games are sometimes blocking residential road access within the neighborhood. The area has a nearby Kroger and a gas station and a few fast-food places within 1-2 miles and that's about it unless you do some driving eastward or westward to find other options. Trash bins are often lying in the way on the residential roads. Sometimes soccer balls or basketballs, sometimes other dangerous things. It depends on what day you drive through as to what you will actually see, so I'd stake it out for about a full week to get the full picture...Not good."
