4 bedroom 2 bath. Open kitchen, dining and living room, master bedroom has own door to back yard, central a/c huge back yard with 2 car garage/ enclosed shed with running water and electric. 0.6 mile from TJC.
Property is for tenant use only, landlord does not stay or have it occupied for any other reason

The renter is required to transfer electric and utility accounts into their name. The power and utilities will not be activated until the renter contacts the appropriate city and electric company. The landlord will not negotiate this condition.

Smoking is prohibited inside the dwelling, and parking on the grass is not allowed. A $250 fine will be imposed per vehicle if found parked or driven on the grass, even partially. If authorities are ever called to the residence, it will result in automatic eviction. Additionally, if pets are found inside the house without the landlord's prior knowledge, a $250 fine and a $250 non-refundable pet deposit will be applied per pet.

Renters must provide a reference from their last rental company, which must be affiliated with the state as an LLC or corporation, along with the last six pay stubs from a W-2 job. The landlord will evaluate whether the renter is qualified to afford and maintain the property.

The tenant is responsible for maintaining the yard, including mowing, trimming, and blowing off any debris from the street, driveway, and porch. Monthly inspections of the premises by the property manager are required, and the landlord reserves the right to visit for inspections at any time.

The tenant will either receive an air filter by mail, which they must install and send a picture of the old one to the property manager, or they can request the property manager to install it for a $20 fee. The tenant is also responsible for any toilet clogs. If assistance is needed, a service call will cost $80 plus $2 per mile for travel.

Before moving in, the tenant must inspect the property and document any damages. All appliances, including the stove, oven, refrigerator, washer, and dryer, are supplied and in working condition at the time of move-in.
