Tenants pay gas, electric and water directly to utility company plus trash fees at $30/mo. as a reimbursement to the owner. Owner pays sewer & HOA fees. This is a 12 month lease. First month's rent, security deposit, and other deposits are due upon move-in. 2 MAX dogs 40 lbs. or under (No puppies & No cats) on approval with a $150 admin fee, refundable pet deposit $100-$250 (based on Fido score) and monthly pet fee of $10 - $60 per pet, based on size & type of pet(s). Pet Screening Profiles are required for all animals looking to be accepted in one of our properties. PMI Reno offers the Residential Liability for $12.95 per month. Approved Tenant(s) will be automatically signed up for the Residential Liability Program. Approved Tenant(s) can also obtain this with their renters insurance. We also offer the service that your on-time rent payments can build your credit.     "Cold Springs is a great place to live! It's far enough away from big city Reno to enjoy the stars at night but close enough for major shopping (20-30 minutes) and emergency care (Fire department and volunteer FD in Cold Springs, clinic 10-15 minutes, and ER 15-30 minutes). There's an awesome pizza house/bar & Grill right next to a huge soccer field, YMCA, and junior high. There's also a 7-11 (with gas), Big Lots, and small (expensive) grocery store (for emergency food runs). Across the freeway is a small casino, restaurant, gas station, and camp trailer site. The only negatives to living here is Cold Springs receives more snow than Reno and you have to get over a hill on the freeway to get to Reno, which is only problematic in the snow. Overall, this is a very nice place to live. "
