      Description

2 Parcels, totaling 5 Acres (APN: 0463-371-29 & 30) GPS: 34.580820, -117.202460 The property is located in North Apple Valley, CA. Apple Valley, CA is located in the San Bernardino County in an area known as the 'High Desert' in the Mojave Desert area of California. The property is 330 ft south of Altadena St., 660 ft west of Dachshund Ave and 1330 ft east of Dale Evans Pkwy. The property falls under Industrial zoning within the North Apple Valley Industrial Specific Plan (NAVISP). This plan was put in place to make it easy for a top-notch industrial park to grow around the Apple Valley Airport. According to the city, this zoning allows for various uses like manufacturing facilities, warehouses, and related services. Power lines are approx 0.6 mi E, sewer lines are about 660 feet west along Dakota Rd, and water comes from Liberty Utilities, with the line in the street, along Comanche Rd. In terms of neighbors, there's a new Big Lots Distribution facility about 0.5 miles north, a Walmart distribution facility 0.8 miles north, and a new project in the works around 3.5 miles northwest. This new project will feature three advanced industrial/warehouse buildings on about 143 acres of land. These buildings, covering around 2,520,000 square feet, are going to change the game in Apple Valley. A Loves gas station is also in development in northern Apple Valley. Exciting news on the transportation front too! Brightline is making moves with a High-Speed Rail from Las Vegas to Rancho Cucamonga, and there's going to be a Victor Valley Station in North Apple Valley. It'll be situated on a 300-acre property southeast of the Dale Evans Parkway and I-15 interchange, just about 4.5 miles northwest of our property. This property does not yet have an address. While the boundary lines on the map offer a glimpse, they are only approximate. A Buyer should verify boundaries, zoning and utilities, ensuring every aspect aligns with their vision for the property. GPS: 34.580820, -117.202460

"Nothing unique! The city doesn't want to address problem, they just like to tear down historical buildings. The police don't show up when you call, especially for loud parties after midnight or fireworks being shot off at all hours of the night, even though they are illegal here and a huge fire risk"
