This comfy, well-loved, double-wide mobile home is located just outside the historic and picturesque city of Fort Bragg in northern California. It resides just off Highway 1 in Bella Shores, a 55 and over mobile home park community. Nestled serenely amongst a strand of pine trees on a corner lot, the trees provide some shelter from any freeway noise and winter coastal winds.

The unit sports two outside sheds for storage, and the car port area is large enough to park two cars comfortably. In 2012 the unit had a new exterior skirt built, and the floors have been reinforced and are solid. The outer area around the unit has a semi-private porch/activity area for meetings and family gatherings. There's also a generous enclosed fire wood storage area in the rear.

The interior is warm and cozy thanks to a cast iron wood burning stove. Inside you will find plenty of living area. There are 3 bedrooms (with the possibility of an office conversion), 2 bathrooms, a dining area, a spacious living room area, and a generous amount of closet space. The kitchen contains generous storage space. The unit is also cable-ready.

The affordable monthly lot rental of approximately $485 per month includes water/sewer (discount of $50 for on time payments and maintenance of your space). There is also a small monthly fee for trash, recycling and green waste bins. Prospective owners must pass a credit check with Bella Shore's manager before proceeding with a contractual agreement to purchase. Must be 55 years old with 2nd occupant at least 45 years of age. Two pets under 20 lbs. are allowed.

Having been built in 1976, this double-wide mobile home is not new; however, it is very comfortable, spacious and situated in a prime location along the beautiful northern coast of California.

Cash only. Viewing by appointment only. Serious inquiries only. First come, first served. This will be a cash only transaction in the form of a certified bank cashier's check.

Don't delay! This home is sure to sell very quickly and many people have expressed interest in purchasing the unit.

So, call Jim Smith, owner, today at (707) 570-7642 or email: arkangel2759@juno.com.

Viewing by appointment only to serious bidders.

NOTE: The sale of a mobile home is much the same process as that of selling a used automobile or truck; there's no escrow process involved whatsoever, no need for a real estate agent, and the owner simply signs the title of the mobile home over to the new owner. The title is clear and registration tags are current and up-to-date. Since it is a mobile home, there aren't any real estate taxes.

If you have any additional questions, please don't hesitate to ask.
