There is a washer and dryer hooked up in unit available for use. Kitchen equipment such as microwave, cooking range, and refrigerator will availabe in the house.

Parking garage has space for 2 cars. Driveway can fit 2 more vehicles!

Rent Amount and Payment Schedule
Rent due every 1st of the month.

3. Security Deposit
A refundable deposit equal to one month's rent, to cover potential damage or unpaid rent. The terms of its return is dependent on property condition upon move out. Damage costs caused by the tenant and left unrepaired upon move-out will be covered by the tenant's deposit.

4. Maintenance and Repairs
Landlord covers major repairs (e.g., plumbing, electrical), while tenants responsible for minor maintenance (e.g., changing light bulbs, maintaining cleanliness). If tenant breaks something in the property, it is the responsibility of the tenant to ensure it is repaired.

5. Utilities
Tenant is responsible for monthly utilities and setting up connection (water, electricity, gas, internet, etc.)

6. Pet Policy
No pets allowed to avoid property damage.

7. Late Fees
Late fee of $30 applies everyday rent is not paid on time. (I.e. rent is due on the 1st. After 12am it is considered late)

8. Subletting and Guests
Subletting and long term guests not allowed.

9. Renewal Terms
Lease can be renewed at the end of the term

10. Termination Conditions
60 day notice is required if you wish to terminate the lease early.
Penalty for breaking the lease: Tenant liable for the remaining rent due on the lease if agreement broken early.

11. Alterations and Improvements
Tenant can make changes or improvements to the property (e.g., painting walls, installing fixtures), however please notify landlord prior to making changes for approval.

12. Property Use
Residential Use: Property is for residential use only (no commercial activities).

13. Smoking Policy
Smoking, e cigarettes, and vaping is prohibited inside the property

14. Entry by Landlord
Notice Requirement: Landlord can enter property for inspections, repairs or showings. 24-hour notice will be given to the tenant.
Emergency Access: Landlord can enter without prior notice (e.g., emergency repairs).

15. Liability for Injury
Injuries or accidents that occur on the property is not the Landlord's responsibility.

16. Eviction Terms
Landlord has the right to evict tenant under the following conditions:
A. Non-payment of rent (Grace period: 10 days Notice and reminders will be sent out)
B. Illegal activities on the property (includes criminal activity that involves harm or danger to other tenants or the property itself)
C. Any violations of Lease Terms
D. Failure to maintain property including refusal to make necessary repairs.

17. Move-Out Conditions
Vacating the Premises: If eviction proceeds, specific move-out requirements are as follows:
A. return keys, remove belongings, clean the unit
Damage to Property: If damages were done to the unit, funds will be deducted from the tenant's security deposit.

Commutes out of town can take a long time, but they are near completion on many new roads and improvements for travel. Overall though you can’t find a more friendly city with MANY free activities and a wonderful sense of community."
