ONE BEDROOM and PRIVATE BATH FOR RENT! Comes with fully furnished (unfurnished is possible if you prefer) bedroom and private bathroom in a single family home in Tustin, CA. The room size is 9.2 x 11.7 square-foot (approx 99sf).

Residential community, plenty of street parking, safe and quiet community, close to old town tustin, Orange and Irvine, CA, multiple college's near by, a variety of grocery stores, restaurants, major medical facilities, urgent cares, and freeway access.

Shared kitchen space (your own cooking, and eating utensils) two refrigerators/freezer so you have the option of having your own, shared washer and dryer (supply your own washing/drying material). The living space is spacious and open, single level, ranch style home, hardwood floors, central air, clean and well organized, I have a large, private backyard with covered patio that is spacious, quiet and comfortable.

Rental cost
$1,600 monthly. This includes your room and private bathroom (room includes mini-refrigerator, microwave, coffee maker for private use) shared common areas (kitchen; dining and back yard), both indoor and outdoor spaces, washer and dryer, weekly gardener, monthly house cleaner, Wi-Fi, Internet and all utilities. The home would be shared with myself and two small dogs under 10 pounds. Additional private office and/or storage space available for cost). Rental process would be first and last month's rent, 1 year lease, completed rental application, income verification, background check ($40) and references. 700+ FICO. 2.0 times monthly rent as monthly income.

Looking for female renter who is a college student or working professional, outside of the home. No additional animals, smoking, drugs and prefer no drinking in the home, but that can be discussed/negotiated. No overnight additional guests, but visitors/family and friends always welcome.

I was a social worker (MA from CSULB) working in mental health and infant/foster care adoptions for 16 years and now have a home Art studio that I enjoy, working part-time. I live a fairly healthy lifestyle, hiking walks, going to the gym, and yoga. I am a vegetarian sometimes vegan. I have an active and full life and enjoy my friendships and love spending time with them. I also really love being home, gardening, home Improvement projects, creating art in my studio. I promote having a peaceful home environment that is welcoming, comfortable, calm and uncomplicated. I am respectful of other peoples personal space, life, and lifestyle.

Optional:
For an additional charge, you have the option to create your own home office/living space separate from the house, on the property. It does provide you with your own entrance, however, you can access it from the back yard if desired. It also has additional space for storage if needed. there is also a half bathroom attached for easy convenience, and use.

Prefer a 12 month lease term but open for discussion based on your needs.
