Description

Dubbed the "Hybrid House," this home originally started as the 1972 mobile home, which was then incorporated into a site-built home and wrapped with cedar. Situated on an UNRESTRICTED acre in the highly-desired Hallsville school district, (but outside of city limits!) and priced at under $58 per square foot, this property just needs the right owners to provide some repairs and TLC. (and that $58 per square foot does not take into account the 2400 square foot barn that has tools, an overhead crane, and many, many other things inside!) The huge den has a free-standing, wood-burning fireplace and a huge skylight, and the kitchen has an antique wood-burning stove in addition to an electric stove/oven. The roof was reported as replaced in 2022. This home does need repairs and finish-out- all carpet removed due to a hoarding situation, and some sub-floor will probably need to be replaced. Several of the external storage areas attached to the home need to be demolished. This home can NOT go FHA, VA, or USDA, as it is "as-is, where-is." Conventional financing with a local bank is possible, but requires a significant down payment (20-25%) due to age of the original mobile home. Owner-financing is offered with 15% down, 9.5% interest, and 15 years maximum amortization. This is most definitely a diamond in the rough, and has so much potential!
