- 1 year (12 months) lease
- Rent is $4,200/month due on the 1st of every month. A late charge of $150 will be applied if owner doesn't receive rent by the 4th of the month.
- Security deposit of $4,200 due at the signing of the lease. Within 14 days of fully vacating the premises, tenant to receive full refund of security deposit less any costs for unpaid rent, repairs, cleaning, etc.
- Tenant is to be fully financially responsible for all utilities including but not limited to gas, electric, water, trash, and internet. Owner to pay for bi-weekly landscaping services.

- No liquid filled furniture, receptacle containing more than 5 gallons of liquid is permitted without written prior consent and meeting the requirements of the owner.
- No smoking of any kind, at any time, by either the tenant or guests of the tenant will be permitted on the premises whatsoever, no exceptions. In addition, tenant agrees to refrain from burning candles or incense.
- Tenant will not alter the premises in any way shape or form including but not limited to adding/removing walls, painting, removing furniture that is already screwed into the wall/floor, mount a TV, etc.
- Tenant to keep a regularly clean and well kept house.
- Tenant is responsible for ensuring salt levels for salt water softener in the garage is at an adequate level every 3 months. Owner to show tenant what that process looks like, during the initial walk-through. Owner to provide salt that will be stored in the garage.
- With a minimum 24 hours notice, owner may inspect the premises, perform (or have a professional perform) repairs/maintenance, and show the property to prospective tenants during business hours, unless previously agreed by both owner and tenant on a different time.
