APPLICATION SCREENING CRITERIA:
- Gross income = 2x rental amount
- Credit Score 640 (when applicable)
- Five (5) yr residence history, no late pays
- Five (5) yr work history, no gaps.
- Background check required.

Applicants must have a positive rental history for the last five (5) years. A denial may result from an unlawful detainer action (eviction) judgment in favor of the landlord within this time frame. Exceptions to the above criteria may be made on a case by case basis.

A comprehensive background check is required for all applicants. Certain offenses that pose a direct threat to the health or safety of other individuals, staff, or the physical property (e.g., violent crimes, drug manufacturing, sex offenses), may be grounds for denial.

If wage earner, please provide the two most recent paystubs.
If self employed, upload the most recent year completed tax returns and 4 months bank statements.
PROOF OF FUNDS FOR MOVE-IN-
Upload the two most recent months bank statements showing current balance sufficient to cover move-in costs.

Fees associated with your application:
- $40 non-refundable application fee per occupant 18 years of age or older. Includes credit, background, and eviction check. (Married couples must complete separate applications.)

Rent/Fees associated with your lease:
- Rent is as shown in this publication and is due the 1st of each month and late after the 3rd day following due date.
- Security deposit equal to one month's rent due upon lease signing.
- Lease initiation fee of $295 due with security deposit.
- Security Deposits: Additional security deposit may be required for pets or if any exceptions to the Application Screening Criteria are made. Max two times the monthly rent. Applicable case by case.

Pet Rent and deposit:
If applicable, a non-refundable monthly pet rent may apply and is capped at the greater of $35 per month or 1.5% of the monthly rent. Any applicable pet deposit is capped at $300.

Note on service animals and ESA's:
- Service animals: If the need for a service animal is not obvious we may ask if the animal is required because of a disability and/or what work or task has the animal been trained to perform.
- ESA's: A letter from a licensed healthcare professional is required to confirm that there is a disability and that the animal provides a disability-related benefit. A bona fide and established provider-patient relationship must exist (professional standards).
- Fraud: Under Colorado Revised Statute 18-13-107.3 (C.R.S. 18-13-107.3), it is a petty offense to intentionally misrepresent an animal as a service or assistance animal to obtain housing accommodations.
