Lease Description & Terms (California)

Property Description
This lease applies to the residential property located at 1733 Centurion Drive, Santa Rosa, California, a single-family home consisting of 6,735 square feet, together with all fixtures, appliances, garages, driveways, landscaping, and other improvements located on the premises ("Property").

Lease Term & Renewal
The lease shall be for a fixed term of either twelve (12), fifteen (15), or eighteen (18) months, as selected by the Tenant and agreed upon in writing by the Landlord.

The lease shall commence on a mutually agreed-upon start date following execution of the lease and delivery of possession, as the Property is available for immediate occupancy.

Upon expiration of the initial term, the lease may be renewed by mutual agreement of the parties. Either party must provide at least sixty (60) days' written notice prior to the end of the lease term if they do not intend to renew, in accordance with California law.

Smoking Policy
In compliance with California health and safety standards, smoking of any kind is strictly prohibited inside the dwelling, including but not limited to cigarettes, cigars, pipes, vaping devices, or marijuana. Smoking is also prohibited in enclosed or covered areas such as garages. Any permitted smoking must occur outdoors only and must not result in odors, residue, or damage to the Property.

Parking Policy
Tenant shall park vehicles only in designated areas, including the garage and driveway. All vehicles must be properly registered, operational, and compliant with local and state regulations. No commercial, recreational, inoperable, or oversized vehicles may be stored on the Property without prior written consent from the Landlord. Street parking must comply with City of Santa Rosa regulations and any applicable HOA rules.

Pet Policy (Negotiable)
Pets are negotiable and subject to Landlord approval. All pets must be disclosed in advance and approved in writing prior to occupancy.

If approved, additional terms may apply, including but not limited to:

Pet deposit and/or monthly pet rent

Limitations on number, size, or breed

Compliance with all local animal control laws

Tenant shall be fully responsible for any damage, odors, noise, or disturbances caused by pets. Unauthorized pets constitute a breach of the lease.

Tenant Maintenance Responsibilities
Tenant agrees to maintain the Property in a clean, safe, and habitable condition as required under California Civil Code 1941 1942 and related statutes. Tenant responsibilities include, but are not limited to:

Routine housekeeping, sanitation, and trash disposal

Proper care and use of appliances, plumbing, electrical, HVAC, and mechanical systems

Replacement of consumable items such as light bulbs, smoke detector batteries, and air filters

Yard and landscape upkeep, including watering and debris removal, unless otherwise specified in writing

Prompt notification to the Landlord of any needed repairs, safety hazards, or maintenance issues

Tenant shall not perform repairs, modifications, or alterations to the Property without prior written consent from the Landlord, except as permitted by law.
