It includes a bedroom, living area with sofa bed, kitchenette, induction cooktop, dishes, cookware, instant hot water kettle, pure well water, and free secure parking. Think cozy country cottage rather than downtown apartment.
You'll enjoy the peace of the countryside while still having convenient access to the Portland Gresham, Happy Valley areas.

Guests have exclusive use of the entire tiny home, private entrance, deck, and surrounding outdoor space. Enjoy the peaceful property, nearby parks, and plenty of room to relax, read, birdwatch, or simply unwind in nature. Secure parking with on-site cameras is provided just outside the entrance.
Sighting another person is a rarity.
You're staying in the Oregon countryside, where nature is part of the experience. Expect birds, wildlife, wildflowers, blackberry patches, and the occasional rooster or even the neighbor's friendly goats. A personal vehicle is strongly recommended, as this is not a walkable urban location. Our tiny home's 6-gallon hot water tank recovers slowly, this means you may not have enough hot water for a steam. We love our septic so if you could help out by usiing the toilet as a toilet and garbage as a garbage that would be great.

1. Key Lease Terms & Financials
Lease Duration: 10 Month Maximum negotiable after (converting to month-to-month thereafter).
Monthly Rent: Listed. This is due on the 1st of each month.
Late Fees: A late fee of $20 will be added if rent is not received by 10 PM on the 5th day of the month, strictly adhering to Oregon Revised Statutes (ORS) 90.260.
Security Deposit: Equal to a months rent, fully refundable deposit, held in a trusted escrow account.
Deposit Return: The deposit will be refunded within 31 days of move-out, less any documented damages beyond normal wear and tear, per ORS 90.300.
2. Rural Utilities & Infrastructure
Water & Septic: The landlord covers well water and septic maintenance costs. The tenant must strictly follow the standard septic rules.
Electricity: The tiny home is limited to an RV type connection to the main home. The tenant agrees to be judicious about electrical use to avoid from tripping the breaker.
Trash & Recycling: The tenant is responsible for bringing trash bins down the driveway to the main road on designated collection days.
3. Parking, Transportation, & Access
Vehicle Requirement: Due to the rural, off-street nature of the property, a personal vehicle is highly advised. Public transit is not accessible from the property.
Parking Limits: The tenant is allocated exactly one designated outdoor parking space. Guest parking must be coordinated in advance.
Driveway Maintenance: The landlord is responsible for maintaining the structural integrity of the gravel driveway. The tenant is responsible for cautious driving and keeping their designated parking space clear of personal property.
4. Small Space & Country Living Policies
Occupancy Limit: Due to the 425-square-foot size and septic system design constraints, occupancy is strictly limited to a maximum of [1 or 2] permanent residents.
Guest Policy: Overnight guests are permitted for a maximum of 14 total days per calendar year, and no more than 3 consecutive nights without prior written consent from the landlord.
Outdoor Storage: To maintain the natural country landscape, no outdoor storage of indoor furniture, mechanics, or excessive clutter is permitted.
5. Addendum: Strict Septic System Rules
The property utilizes a private septic tank. Unlike city sewage, this system relies on a delicate biological balance. Failure to follow these rules will cause immediate system failure, backups, and expensive repairs.
Flushable Items: Flush absolutely nothing down the toilet except human waste and standard toilet paper.
Strict Prohibitions: Do not flush baby wipes, flushable wipes, paper towels, facial tissues, tampons, pads, condoms, cotton swabs, or dental floss.
Kitchen Sink Rules: The kitchen sink has no garbage disposal. Food scraps, coffee grounds, cooking grease, fats, and oils must be thrown in the trash or compost, never washed down the drain.
Chemical Restrictions: Do not pour chemical drain openers (like Drano), bleach, paint, or harsh household cleaners down any drain. They kill the beneficial bacteria needed to break down waste.
Reporting Backups: The tenant must immediately report slow drains, gurgling sounds from pipes, or water pooling near the outdoor septic field to the landlord.
Liability: If a system failure or backup is caused by negligence or flushing prohibited items, the tenant will be held 100% financially responsible for the cost of plumbing repairs and septic pumping.

Required Disclosures: Both parties acknowledge signing the official City of Gresham Rights and Responsibilities of Tenants and Landlords document prior to lease execution.
