6. Lawn Maintenance and Exterior Care
Tenant shall be responsible for maintaining the lawn and exterior grounds of the Premises in a clean, safe, and well-maintained condition, including routine mowing, edging, and general upkeep.
Landlord reserves the right, at Landlord's sole discretion, to assume responsibility for lawn maintenance or require professional service, with terms to be negotiated and agreed upon in writing.
7. Neighborhood Amenities
Landlord shall be responsible for payment of any Homeowners Association (HOA) dues or neighborhood amenity fees, including access to community amenities, unless otherwise specified in writing. Tenant agrees to comply with all HOA rules, regulations, and community guidelines.
8. Subleasing and Assignment
Tenant shall not assign this Lease or sublease any portion of the Premises without the prior written consent of Landlord.
9. Material Breach
Violation of the occupancy limits, unauthorized occupants, failure to maintain the property, or nonpayment of utilities shall constitute a material breach of this Lease, subject to notice, cure requirements, and remedies as permitted under applicable law.
