Motivated Seller with an ASSUMABLE MORTGAGE AT 3.125% Don't miss out on this centrally located property southwest of Beach BLVD. A perfect property for those active lifestyle enthusiasts, with RV available parking or parking for a large boat, which is currently parked at the property. This large corner property allows for multiple options, including organic gardening, animal raising, storage, pool size area, or anything else you can dream up. There is a backyard saltwater spa and California Living Space / Cabana for the perfect weekend evenings after a day at the beach. The location is wonderful as it is located closer to the freeway than most properties in Huntington Beach, but still just a few minutes to the beach. This property is also located in the much-acclaimed Ocean View School District which is known for being one of the best in the country. The property is currently a 4 bedroom, but the upstairs can either remain a retreat area or become a fifth bedroom. The other side yard is set up to be a dog run and storage area but has options for many other items. Unlike many properties in Huntington Beach, due to the ocean breeze, this property DOES have central AC and heat. The unique layout allows for multiple uses and changes. Some of the bedrooms / bonus rooms can be turned into offices / gyms / or home office space. The oversize two car garage has great storage and boasts a large garage sink. The electrical allows for a refrigerator and laundry, to do both at once. This part of Huntington Beach is known for its family friendly streets and neighborhoods, along with the mature landscaping making it a neighborhood most parents remember growing up in. This one won't last long, if you are looking for a perfectly located property for those adventurous types that need storage space, or those that need to extend their gardening space or animal lovers, this is the property for you. In addition, all new carpet was just installed and termite work and clearance was just completed a week ago. (Furnishing optional) Vimeo Video Link: https://vimeo.com/772307405

6/10GreatSchools RatingParent Rating AverageIt’s been incredible for both of my children. It’s small so the teachers and other staff are very involved with the kids. It’s diverse and encourages acceptance of others. Good programs such as IB and plenty of AP classes. Those that don’t fit into the high achieving academic group are not left behind. Everyone can find their niche. I know of many kids this year that we’re accepted at very reputable colleges such as Berkeley, UCLA and many others. I’m very happy that my children are at Ocean ViewParent Review6y ago - Check out schools near 16822 Montclair Ln.

"We have lived in HB for 29 years. It used to be a sleepy little beach resort. Now that we are "on the map", traffic is terrible. If you live anywhere near Beach Blvd, Adams, Goldenwest or any of the other major streets (which there are many) you will hear traffic, especially motorcycles. Of course, this is just the price we pay for living in a city with great weather, access to upper scale shopping, freeway close to Disneyland, mountains and the desert. If you are considering HB and have never been here, I would consider visiting on a weekend so you can see and hear the impact the traffic will make on your daily life."

"I work based at home so I couldn’t tell ya. But it’s close enough to downtown when I have meetings down there to ride my bike down. And good access to freeways, the most I commute is to North County SD or Beverly Hills."
