* We must be able to contact your employer(s) to verify employment.
* Items showing on background check may be cause for denial. Please include info on criminal charges.
* Items on credit report may be cause for denial (we don't expect/require perfect credit, but we're looking to ensure that you will be able to pay rent each month).
* No previous evictions.
* Each adult must apply, pay for, and obtain credit & background checks (part of the $45 non-refundable application fee).
* Each adult must provide address info for at least the previous 3 years and at least 2 previous residences w/ landlord contact info.
* Emergency Contact Required for each adult.
* Prior to applying, we advise groups of 2 or more non-related applicants to reach out to discuss HOA restrictions.
* Pets: One small dog allowed with $1,200 refundable deposit & $120 monthly pet rent. Breed and size restrictions apply.

Additional deposit may be required if all the requirements above are not met, if cosigners are required, etc. If using Obligo deposit free option, the maximum coverage is 1.5x rent. If deposit requirements are higher, you may need to pay some deposit in addition to using Obligo. Please reach out if any questions.

Additional $36 monthly for resident benefit package (+$5 for each adult beyond the first two) which includes: free online payments, 24/7 emergency contact, online tenant portal, online lease document storage, online maintenance requests, home buyer assistance, one time return payment fee forgiveness and furnace filters shipped directly to the home when it's time to change.

    "Neighbors and families are extremely supportive and kind to one another. This city and neighbor are amazing, and our family is so grateful to live here. Layton is very safe and it has a lot of good shops, restaurants, business, and churches. "

    "There are a lot of fenced yards, both front and back. Many of the homes are dog friendly with nearby dog parks. However, there are also a lot of owners that let their dogs run leash free on their walks that do not have good recall. There are also a lot of dogs that jump fences when they’re larger breeds and the fences are not high enough for them and can cause territorial issues. My smaller dog has been attacked several times in her own yard. "

Everyone seems to follow the rules very well. I don’t personally have a dog but I don’t mind any of the dogs being outside. I can never hear dogs barking from inside my house, I can only hear a dog if I’m outside at the same time as the dog or have windows opened. "
