Utilities & Property Maintenance: Estimated utility costs: $300 to $450 per month, depending on occupancy, season, and usage
Tenant is responsible for all utilities and services, including electricity, water, sewer, trash, natural gas, internet, cable, and any other communication services. All utilities must be transferred into the tenant's name at lease start.
-Tenant is responsible for routine lawn and landscaping maintenance, including mowing, edging, trimming, leaf removal, seasonal cleanup, and maintaining the yard in good condition throughout the lease term. Landlord is responsible for major tree work or removal, structural landscape repairs, and other non-routine exterior maintenance, except where caused by tenant negligence or misuse
-Renters Insurance: Tenant must maintain renters insurance throughout the lease term with a minimum of $100,000 personal liability coverage. Proof of insurance is required prior to move-in and must remain active for the duration of the lease. Landlord may be listed as an Interested Party for notification purposes in the event of cancellation or non-renewal.
