This fixed-term rental agreement spans from July 1st, 2025 to July 1st, 2026. Renters are required to stay the full lease duration and are responsible for rents, late fees, utility bills, and other enforceable charges if vacating early, until the unit is re-rented. Monthly installments of $2,100, due by the 1st of each month. Payments can be made via cash, check, wire transfer, or Venmo. A late fee of 5% plus $10 per day will be assessed for payments received after the 5th day of the month.

A refundable security deposit of $2,100 is required, which covers cleaning, damages, and other costs. Tenants are responsible for maintaining the lawn, landscaping, snow removal, pest control, and utility services. Alterations to the property must be approved by the landlord.

Renewal of the lease is at the landlord's discretion. A 60-day written notice is required for vacating the property at lease end. The property must be kept in a clean and orderly condition for showings within 60 days prior to departure. Early termination of the lease requires a 30-day notice and payment of an early termination fee equivalent to two months' rent.

For any maintenance issues, tenants must notify the landlord immediately and are responsible for regular upkeep tasks such as changing furnace filters and maintaining the water softener.

Please note that pets and smoking inside the property are not permitted unless specific permissions and fees are arranged. Renters are required to obtain a rental insurance policy as the landlord's insurance does not cover the tenant's possessions.
