About 5 mile drive to Interstate-5 and 3 mile drive to Hwy 97. Large 2 car garage with work bench and LOTS of storage. Nice area in garage for washer and dryer with door into kitchen. Wonder fire place with automatic heat fans for heating home. Mini-splits in living room and master bed room work well with low utility costs for cooling and heating. One large bedroom/office on driveway / deck floor for those that cannot use stairs.
Owner pays property taxes and HOA fees. Renter pays for all utilities and sign up costs. Lease is for 6 to 12 months, renewable at owner's discretion. Maximum of one dog and/or one cat [negotiable depending on pets behaviors] with $500 deposit per pet. Pets will be required to be removed from property due to unacceptable or dangerous behaviors [e.g. excessive barking, threatening other residents, damaging property, being off leash without obedience, violating HOA rules]. Renter is responsible to know and understand the HOA rules and guidelines. Renter pays for propane tank rental. Renter pays for cost of repairs for damages or conditions they cause [e.g. drains clogged by hair]. Renter will NOT use property for storing broken equipment, non-functional vehicles, trash, and other items and will keep the property attractive and safe. Renter will respect all other residents. Owners agent will be granted access to property with 24 hour notice at all times. Only approved individuals may reside in the home or one the property and no-one may stay on the property longer than 3 overnight without prior approval by owner. Renter agrees that only pets approved by the owner may reside in the house or on the property. Renter agrees that no one may camp on the property in tents, without tents, in vehicles or RVs. Renter will agree to always limit excessive noise and/or lighting on the property. Renter agrees to pay costs to hook up garage sink if they want to use it. Renter will carefully remove and store any garage flex mounts they might want out of the way. Renter agrees to a no smoking in the home, garage, on the deck, or within 25 feet of the house.
