If you decide to apply for one of our properties, there is a $65.00 per adult application fee that is non-refundable. Anyone aged 18 or above who will be residing at the property must apply. We will (1) check your credit report; (2) check for any past evictions; (3) verify your employment, if applicable; (4) personal income must be sufficient and verifiable; (5) verify your previous landlord references; and (6) perform a criminal background screening; (7) be aware that some associations also have application fees. We encourage you not to apply if you have credit scores below 500, have ever been evicted, have a bad rental history, or have recent or drug/violence-related felonies.
CONTINGENT APPROVAL FEES - TRANSUNION RESIDENTSCORE 4.0 BASED
All lease transactions involve risk. To mitigate this risk for both landlord and tenant, HPM routinely videos the condition of properties before and after each tenancy, ending most security deposit claim disputes before they begin. Offering an approval based upon total TransUnion ResidentScore below a 620 comes with even more inherent risk to the landlord and property manager. Much like with Apartment Communities, an approval can be offered even to tenants with less than perfect credit as long as they can pay the additional fee associated with their TransUnion ResidentScore to offset the risk involved.

Risk Mitigation Admin Fees for Applicants:
Average TransUnion ResidentScore (all Adults)....Fee Due at Lease Signing
620 850..........................................$200
600 619..........................................$300
550 599..........................................$400
500 549..........................................$500

Dealing with Multiple Applicants: A risk mitigation fee will be assessed based on the AVERAGE TRANSUNION RESIDENTSCORE of all adults

No TransUnion ResidentScore: Applicants who do not have a TransUnion ResidentScore may be assigned a score of 500 for the purposes of determining their risk mitigation fee.

HOA Fees & Requirements:
$300 HOA application fee per adult or married couple
$100 HOA background fee per adult or married couple
