X The weed control crew will spray every two weeks monthly. It's okay if not every weed is removed from the rock yard. 5. MAINTENANCE & REPAIRS

Landlord Responsibilities:
-Maintain habitable conditions as required by Texas law.

Tenant Responsibilities:
-Maintain cleanliness, prevent damage, and promptly report issues.
-Care and keep safe from damage: Back Bar Area and Bar counter located in Garage. The tenant will be responsible for damage to the bar. The landlord acknowledges that the bar counter does have a slight wobble and does tilt. It is stabilized by two cinderblocks for increased stabilization. Current furniture that resides on property are pub table, dining room table with five swivel stools, sofa/bed combo. (Landlord is open to moving out if needed).

6. ALTERATIONS & PAINTING (STRICT)

Tenant may NOT:
- Drill into ceilings (there are some areas where hooks are already in place)
- Holes in walls can be made for curtains or rods but must be covered at time of move out, with use of security deposit if need be.
- Mount TVs or fixtures - Garage TV Stays mounted as is, can not be moved.
- Paint or alter surfaces without prior written approval.
-No Smoking, it is prohibited on property and can lead to breach of contract.

Unauthorized alterations must be restored at Tenant's expense.

7. PET POLICY

8. CONDITION OF PROPERTY
The law (Texas Property Code 92.052) only requires landlords to fix issues that "materially affect the physical health or safety of an ordinary tenant."

-Outlets found in the added on Sunroom are not part of the Main Legal electrical system, and are not part of the house wiring with the exception of one outlet to your immediate left upon entering the sunroom.
- The restroom ceiling humidifier suction fans currently are not working. Landlord has plans to replace it at a later time.
- Solid treated vertical wood board next to garage has been replaced. Must wait at least 4 to 12 weeks or up to 6 months in a humid climate like ours to paint.

Tenant acknowledges receipt of the Move-In/Move-Out Checklist.

9. ENTRY & PRIVACY

Landlord may enter with reasonable notice or without notice in emergencies.

10. TERMINATION & DEFAULT

Early termination requires written approval.

Eviction shall comply with Texas Property Code Chapter 24.

11. GOVERNING LAW

This Lease shall be governed by Texas law.
