- Utilities: Owner pays water, sewer, and trash. Tenant pays electricity, gas, internet, telephone, cable, and any optional services ordered by Tenant.
- Pets: Cats considered. Small-to-medium dogs considered case by case, subject to pet screening, HOA/insurance rules, and final lease terms. Assistance animals are handled in accordance with applicable law.
- Parking: Two-car attached garage
- Smoking: No smoking anywhere on the premises.
- Balcony: The exterior balcony is may be temporarily unavailable due to planned HOA repairs. Rent will be reduced to $2,600/month until the balcony is restored to service.
- Maintenance: Owner is responsible for major repairs and legally required habitability maintenance. Tenant is responsible for routine upkeep, tenant-caused damage, and prompt written reporting of leaks, malfunctions, pests, safety issues, or other repair concerns.
- Late fees: Governed by the lease after the applicable grace period and only as allowed by law.
- Early termination: Requires written notice and any lease-defined termination fee or rent responsibility allowed by law.
- Application Criteria: We are seeking well-qualified applicants and are willing to wait for the right fit. Applications are reviewed under written screening criteria, including credit history, verifiable income, rental history, references, and background information as permitted by law. Preferred qualifications include strong credit, positive rental history, and verifiable household income of approximately 3x monthly rent. For applicants using a lawful rental subsidy, income standards will be applied to the tenant-paid portion of rent as required by California law.
