About this House

Every room was recently remodeled to be more open, airy, & updated. The house is located in a private community of about 20 houses in Provo Canyon. Hidden away...even most locals don't know about our little community. Small home in the loveliest location with loads of benefits.

We'd say this home is perfect for smaller families/couples or somebody single looking to live where they play.

Expansive cedar deck perfect to put a comfy couch, smoker/grill. Comes with the strung lights, & long table for entertaining or a romantic evening eating outside.

Two rooms.

Primary: Queen bed fits, small closet.
Bedroom: Perfect for a study, loft bed, or bunk beds. Small closet.

Kitchen: Quartz countertop
Storage: Multiple IKEA Pax to store loads of stuff

Driveway: One car can fit in the carport, and two more in the driveway.

Trash, water, HOA fees/dues, and internet are included in rent. Tenant will be responsible for electric and gas. Gas is serviced via Freeway Propane & we typically fill it up twice a year. You just call and they come and fill up our tank.

Internet: There is no wired internet service provider so everyone in the canyon uses different internet methods. (Verizon FIOS, Starlink, Calyx Institute, etc) We'll pay $50/mo towards any service you choose. (We'll give you the options)

Nice sized shed for extra storage.

Springdell is the hidden gem of Provo Canyon.

This is the first community from the mouth of the canyon so close to everything in the city and still mountain living. Our home is 7 minutes from Sundance Ski Resort.

Mostly full-time residents live here. Slow & peaceful living.

A little about our private community of 20 homes:
- 65 acres of private common area for you to hike & explore with trails that connect to Kyhv Peak.. Deer/turkey/other wildlife abound. Access via private trails & connects to Bonneville shoreline trail.
- Blue ribbon fly fishing river about 200' away
- Mountain biking trails (single track access)
- Gated community garden (You get your own 10'x10' plot)
- Pond (currently getting renovated to hold water for kayaks, swimming w/possible ice skating in winter)
- Playground/Sand Pit for Kids
- Fireplace/grill area with tables
- x2 parks with playground
- Well lit tennis/pickleball courts
- Baseball field
- All water comes from nearby spring...cold & tasty!
- Storage yard slot (can store a car, boat, etc)
- Basketball hoop right outside house
- Across the road is the paved Provo Canyon trail (goes up & down the canyon along the river). Calming walks, running, bike rides, etc
- Sundance Film Festival every January at the Sundance Resort
- Parks line the road up the canyon with pavilions, waterfalls, etc

1 Year contract then we can talk about month to month.

University Mall is a closer commute as well as the Riverwoods Shopping Center, and there are a few great parks in the neighborhood and close by my neighborhood like Rock Canyon Park and the Orem City Park and the park across from the Riverwoods Shopping Center."

    "Most people use cars, taking the bus is too inconvenient and pricey. A few travel by bike. The roads are really big which is nice, and allow easy street parking. Most people have garages though, so the streets are pretty clear. Because they are so big though, speeding is super common. The area is pretty all year long. "
