LEASE DURATION: Minimum 12-month lease agreement. 60 days written notice required prior to lease expiration to vacate or renew.
RENT PAYMENT AND DIRECT DEPOSIT: Rent is due on the 1st of each calendar month. Payment MUST be made via Direct Deposit / Electronic Bank Transfer (ACH).
LATE FEES AND GRACE PERIOD: Grace period extends through 11:59 PM on the 5th of the month. If rent is not received by the 6th, a daily fee of 1% per day will accrue, up to a maximum total late fee of 5% of the overdue monthly rent (per MD and Prince George's County rules). Dishonored payment fee: $35.
SECURITY DEPOSIT: Security deposit due upon signing. Returned within 45 days of move-out according to MD law, less any lawful deductions.
UTILITIES: Tenant is 100% responsible for establishing accounts and paying all utilities (Electricity, Gas, Water/Sewer - WSSC, Trash, and Internet/Cable).
SOLAR AND BATTERY SYSTEM: Property features rooftop solar panels and a battery storage system. Tenant may not modify, disconnect, or tamper with equipment. Repair costs resulting from tenant damage/misuse will be billed to the tenant.
EV CHARGER: Equipped with a Tesla/NACS EV Charger in the garage. Available for tenant use; tenant responsible for physical damage caused by misuse.
PROPERTY CARE AND REPAIRS:
* Tenant is responsible for damage beyond normal wear and tear (e.g., drywall holes, gouges, unapproved paint, damaged flooring/appliances).
* Repair Option: Tenant may choose to hire licensed/insured professionals to fix damages prior to move-out, providing paid receipts/warranties for landlord approval.
* Mandatory Move-Out Cleaning: Tenant MUST have the home professionally deep-cleaned and all carpets professionally shampooed prior to move-out (receipts required) OR allow cost to be deducted from deposit.
STRICT NO SMOKING / VAPING / CANNABIS POLICY:
* Smoking, vaping, or burning of any tobacco, electronic cigarette, cannabis, or marijuana product is strictly prohibited inside the home, garage, or on property grounds.
* Any violation will incur an immediate $800 to $1,000 Remediation Fee for professional deep cleaning, ozone treatment, and HVAC sanitization. Tenant remains liable for any actual damages exceeding $1,000 and potential eviction.
PET POLICY AND PENALTY:
* Refundable Pet Deposit: $600. Refundable if no pet damage, stains, odors, or infestation exist upon move-out.
* Unauthorized Pets: Bringing an unapproved pet onto the premises incurs an immediate non-refundable $600 fine per pet and constitutes a lease violation.
RENTER'S INSURANCE: Required prior to move-in (minimum $100,000 liability coverage listing landlord as an interested party).
HOA AND MUNICIPAL COMPLIANCE: Tenant must comply with all Patuxent Greens HOA rules and City of Laurel ordinances. HOA fines caused by tenant violations (e.g., improper trash placement, parking) will be billed to tenant as additional rent.
SUBLETTING: No subletting, short-term rentals (e.g., Airbnb/VRBO), or unlisted long-term guests allowed.
