About this House

Showing Sunday, January 26th and Tuesday, January 28th. Light filled two-story front duplex in Berkeley (Central Berkeley school zone). Includes a sweet fenced, secure, and private (not shared) front yard with a patio, grass, a magnolia tree, and a large raised-bed garden. Compact, but plenty of room for kids to play, to work outside, or to entertain.
The duplex shares just one wall (in the kitchen) with back duplex, so no upstairs or downstairs noise to contend with. One off-street parking space, and plenty of street parking as well. A large living room with southern light, and kitchen with a dining area are downstairs, while the two bedrooms and bathroom are upstairs. Newly refinished hardwood floors throughout. Living room has a built-in that provides ample storage. Appliances include: dishwasher, washer, dryer, gas range/oven, refrigerator, and garbage disposal.
Our duplex shares a driveway with the mirroring duplex, so there is a strong community feel, and though you can retreat to your own house and yard, there is a lot of opportunity to connect with neighbors. Many children (including our own) have used the driveway for bike riding and playing, so there is a lot of shared outside space to use as well.
About the neighborhood: the house is located across the street from Longfellow Middle School, so when the school remodel is complete, the sound of school children and after school camps are part of the sounds you'll hear. There is also a lively church (very respectful and friendly) three doors up which means you will often see people visiting on the sidewalk outside, and sometimes you will hear music coming from the church. Sacramento Street is one house away, but is blocked by a neighboring row house, so the duplex doesn't absorb too much street noise. Sacramento is also a much less used thoroughfare in Berkeley than, San Pablo Ave or MLK (also close). The duplex is within close walking distance to Tanzie's, Helacio's Cafe, Breads of India, Alex Grocery, Homemade Cafe, and the Sinaloa taco truck that is often parked in front of our beloved Spiral Gardens. Also within a short walk are downtown Berkeley, the original Berkeley Bowl, San Pablo Park, South Branch library, City Target, any many others. Both Ashby and North Berkeley Bart stations are within walking distance and there is a commuter bus that goes directly to San Francisco just across Sacramento.
We will consider a small well-behaved pet for an additional monthly fee of $50.
Available immediately.

Year-lease. Includes one off-street parking lot, enclosed front yard. Owner pays for garbage. The tenant pays for all other utilities. Deposit is one month's rent.
